NOTICE OF HEARING TO IMPOSE AND PROVIDE FOR COLLECTION OF MAINTENANCE NON-AD VALOREM ASSESSMENTS

RESOLUTION 19-55

As required by Section 197.3632, Florida Statutes, notice is hereby given by Village Community Development District No. 12 that a proposed adjustment to your current annual Maintenance Assessment may be levied on your property for Fiscal Year 2019-2020 and for every year thereafter until discontinued for a year. Due to final platted acreage adjustments and the addition of Phase III assessable acreage, most units will receive a DECREASE in their Fiscal Year 2019-20 maintenance assessment rates. A few residential units within Phase II had an increase to their final platted acreage resulting in a slight increase in the annual Maintenance Assessment from last year. Phase III will have a new, first-time maintenance assessment levy. The purpose of these assessments is to maintain and preserve the facilities and projects of the District such as landscaping, common areas, storm water drainage infrastructure, aquatic weed control, street lighting, and villa roads. The total Maintenance Assessment to be collected in FY 2019-2020 within District No. 12 is $3,753,848. The annual Maintenance Assessment is based on net assessable acres and platted lots.

A public hearing will be held at 9:30 a.m. on September 12, 2019 at the District Conference Room, 984 Old Mill Run, The Villages, FL 32162, for the purpose of receiving public comment on the proposed assessments. You and all other affected property owners have a right to appear at the hearing and to file written objections with the District. If you decide to appeal any decision made by the District with respect to any matter considered at the hearing, you will need a record of the proceedings and may need to ensure that a verbatim record is made, including the testimony and evidence upon which the appeal is to be made.

It is the District’s intent to collect the above referenced assessments and utilize the uniform method of collection for Phase I and II for the fiscal year beginning October 1, 2019 and for each year thereafter until discontinued for a year. Copies of the initial resolutions regarding these assessments and the preliminary assessment roll are available for inspection at the Office of the District Clerk, 984 Old Mill Run, The Villages, FL 32162.

The assessments will be collected by the tax collector and failure to pay the assessments will cause a tax certificate to be issued against the property which may result in a loss of title.
