The Sumter County Planning and Zoning Special Master will hold a public hearing on September 16, 2019, at 6:00 P.M., The Colony Cottage, 510 Colony Blvd, The Villages, Florida to consider the following requests:

Wildwood area – Northeast corner of Timber Way and Sandalwood Ln.

Requested Action:

Variance to reduce the roadway setback to Timber Way from 25-ft from the right-of-way, to 5-ft from the right-of-way to allow replacement of a substandard house.

Legal Description:

A portion of the Simmons tract described in Book 2694, Page 527, as recorded in the Office of Official Records of Sumter County, Florida, lying in the NE 1/4 of Section 6, Township 22 South, Range 23 East, Sumter County, Florida, and being more particularly described as follows:

Commence at a RR spike found in the middle of County Road 478 and marking the NE corner of said Section 6; thence S 00°46'46" W a distance of 50.20 to a 4x4 concrete monument found along the southerly right-of-way line of County Road 478 and marking the NE corner of said Simmons tract; thence S 45°25'18" W a distance of 42.43 feet to a 5/8” rebar set and the POINT OF BEGINNING; thence S 00°25'18" W a distance of 100.00 feet to a 5/8” rebar set; thence N 89°34'42" W a distance of 100.00 feet to a 5/8” rebar set; thence N 00°25'18" E a distance of 100.00 feet to a 5/8” rebar set; thence S 89°34'42" E a distance of 100.00 feet to the POINT OF BEGINNING. Said described parcel contains 0.23 acres, more or less.

Requested Action:

Minor Special Use Permit to allow construction of a 195-ft communications tower

The proposed applications may be inspected by the public at the Development Services Department, 7375 Powell Rd., Suite 115, Wildwood, FL, between the hours of 7:30 A.M. and 4:00 P.M. weekdays. All interested citizens are welcome to attend and be heard with respect to the proposed application. Persons with disabilities needing assistance to participate in any of these proceedings should contact the Sumter County Administration Office at (352) 689-4400, 48 hours in advance of the scheduled meeting.

Pursuant to the provisions of Chapter 286, Florida Statutes, Section 286.0105, if a person decides to appeal any decision made by an above named Special Master with respect to any matter considered during any public meeting, he or she will need a record of the proceedings and that, for such purposes, he or she may need to ensure that a verbatim record of the proceedings is made, which record may include the testimony and evidence upon which the appeal is to be based.

Only those persons receiving mailed notice in accordance with the requirements of Section 13-315 of the Sumter County Land Development Code shall be qualified as “affected parties” for the purpose of examining witnesses during the noted hearings.
